Well Darren O’Neil certainly excelled himself on this one. This is what you get when you mixed and amazing designer with an excellent building company and combined it with great clients. A stunning house that was an enjoyable process to all involved.

This project was a very interesting challenge to the team at Gregg Builders as it had a very robust design to withstand any earthquake thrown at it. The site was cleared and then the ground remediation started which was digging well down into the ground and then coming back up in compacted layers to the new datum height. From there we poured a 300mm concrete slab with two layers of reinforcing both ways which took some doing before we could even start to pour the first concrete on site.

Then we had a steel pile structure that went on top of this slab which took all the bearers, floor joist and flooring system which was the new Hardies flooring product. Under the flooring was a new heating system of suspended water pipes heated by an exterior heat pump. This was used on both the ground floor level and the first floor level.

The house is constructed of all timber framing with 150mm outside walls and standard 100mm internal walls and a number of steel beam/portal elements due to the architectural flair of the build. The exterior of the house is the Rockcote Integra Panel System which is aerated concrete with the full Rockcote System over the top. Inside a lot of the interior was designed by Davina Sutton who again added the wow factor to this property as you can see by the photos below. The kitchen is simply stunning and is the main hub of the house with easy flow to either the waterfront deck or to the protected central courtyard. Downstairs comprises of kitchen living area, formal lounge, cellar, guest bedroom with ensuite and robe, 2 bedrooms with ensuite, but one of these is used as a study, there is a stunning powder room and also the laundry. Upstairs is a private area of the master bedroom with massive walk-in robe and bathroom. The master bedroom and bathroom have the best views in the house and are a simply stunning area.
